Initial underwriting supported $17-18 NNN leases, and at the end of its hold, we were able to achieve rates of $25 NNN, all while retaining the low basis. One game changing deal for the project was securing the new home of Star Provisions and Bacchanalia on Ellsworth’s vacant land. We signed signed a long-term, build-to-suit lease with Anne Quatrano in May of 2016.
